Greek Golden Visa Investment Thresholds (Updated Rules)

As of August 31, 2024, Greece applies tiered investment thresholds based on location and property type. These rules remain in force throughout 2025.

Tier 2 – €400,000 Minimum Investment

Applies to: All other regions of Greece

  • One residential property
  • Minimum size: 120 sq.m.
  • Same usage restrictions as Tier 1

Tier 1 – €800,000 Minimum Investment

Applies to: Athens (Attica), Thessaloniki, Mykonos, Santorini, and islands with populations over 3,100.

  • One single property
  • Minimum size: 120 sq.m.
  • Residential use only
  • No short-term rentals
  • No corporate or headquarters use

Tier 3 – €250,000 (Commercial to Residential Conversion)

  • Applies nationwide
  • Commercial property converted to residential use
  • Conversion completed before application
  • No short-term rentals or corporate use

Tier 4 – €250,000 (Listed / Preserved Buildings)

  • Nationwide applicability
  • Restoration of listed or preserved buildings
  • Renovation completed within 5 years

Eligibility Criteria

  • Non-EU / non-EEA citizen
  • Over 18 years of age
  • Clean criminal record
  • Valid health insurance
  • Lawful source of funds

Tax Benefits – Non-Domiciled Resident Regime

  • Flat €100,000 annual tax on worldwide income
  • No foreign inheritance or gift tax
  • Optional family extension (€20,000 per person)
  • Valid for up to 15 years
